A cosy, dog-friendly holiday barn for couples and solo travellers
The Hay Barn is our smallest barn: one king-size bedroom, high vaulted ceilings, underfloor heating and a wood burner, all on one floor. It’s a cosy base for couples, solo travellers and their dogs, with an enclosed garden that wraps around the barn. Emma and Neil live next door, walks across the fields start from the door, and Winterton beach and the village pub are a 10-minute walk away. Mill Farm holds a VisitEngland Gold Award for sustainable tourism.

Open-plan living space
Open-plan living, kitchen and dining under high vaulted ceilings, with a comfy sofa, a dining table, a Smart TV and a wood burner (we leave you a starter pack of logs and kindling). Underfloor heating keeps it warm all year. The bedroom has a king-size bed and blackout blinds, and the shower room has a good shower, WC and basin.

Enclosed private garden
An enclosed private garden wraps around the barn, with a bench, a table and chairs, a BBQ and the evening sun. Beyond it you’re welcome to wander the wildflower meadow, help yourself from the kitchen garden in season and meet our hens.
Dog-friendly stays at the Hay Barn
We welcome up to 2 dogs as standard — if you have more, just ask. The garden is fully enclosed, there’s a farm track and fields straight from the door, and the beach is a 10-minute walk. The village pub is dog-friendly too.

Walks from the door
Walk across the fields, into Winterton village or down to the dunes and beach without getting in the car. Our free walking guide has routes from the door. The Norfolk Broads National Park is 15 minutes’ drive, with boat trips on Hickling Broad and gardens like East Ruston nearby.

Questions about the Hay Barn
How many dogs can we bring?
Up to two as standard. If you’d like to bring more, just ask. The garden is fully enclosed, and there are walks across the fields straight from the door.
Is the Hay Barn quiet?
The barn backs onto the coast road, so you’ll hear some traffic during the day; it’s quiet at night. Guests tell us they soon get used to it, and most days you’ll be out walking anyway. If you’d like somewhere quieter, the Grain Barn sits further back from the road.
Is the Hay Barn good for a solo traveller?
Yes. Plenty of guests come on their own, often with a dog. Emma and Neil are next door if you need anything, and otherwise we leave you to it.

Can we walk to the beach and see the seals?
Yes. Winterton beach is about a 10-minute walk. Grey seals pup on the beaches at Winterton and Horsey from November to January — please keep at least 100 metres away. Our Horsey Seals guide has the best viewing spots.
Can I charge my electric car?
Yes, there are two 7kW Zappi chargers on site, powered by renewable energy, for a small flat fee per stay: £25 for a short break or £40 for a week (hybrids £10 or £20). Tick the EV option when you book. One charger is tethered; for the other, please bring your own cable. Full details are on our EV charging page.

Are the barns near each other?
The Hay Barn and the Threshing Barn sit close together, but each has its own private, enclosed garden or courtyard, so you have your own space. The Grain Barn is about 30 metres away. The games barn is shared. If you’re booking for family or friends, you can book more than one barn and still be a few steps apart.
