We have three converted barns and a games barn on one site. Each barn has its own front door, private garden and character. Every bedroom has a dedicated bathroom. Book one, two or all three together — and everyone has their own space, their own kitchen and their own retreat, while still being just a a few steps away from each other.

The three barns

Hay Barn — Sleeps 2

Perfect for grandparents, a couple or anyone who wants a quieter base. Everything is on one floor, king size bed, wood burner and an enclosed garden. Wide doorways and step-free throughout.

Grain Barn – Sleeps 4

Ideal for a family or two couples, with vaulted ceilings, a sunset balcony and a large enclosed garden. Two double bedrooms, two bathrooms. Rooms can be made up with two king size beds or a king size and a twin.

Threshing Barn – Sleeps 8

The social hub of any group stay. Four bedrooms, four bathrooms, a south-facing courtyard and fully wheelchair accessibility ground floor.

Bed flexibility — we can configure beds as super kings, kings or twin singles across all the barns. Cots and travel cots available for infants. Just let us know when you book.

Landmark birthdays and anniversaries

A 60th, a 70th, a golden wedding. The Threshing Barn’s south-facing courtyard is made for long celebratory lunches. We can arrange flowers, an artisan cake, a luxury picnic hamper, private dining or a photographer — just ask.

Walking groups

Shoulder season is perfect for this — empty beaches, dramatic skies and grey seals on the doorstep from October to January. Free walking guide with five routes from the door.

Yoga and wellness retreats

We regularly host yoga and wellness retreats. The Threshing Barn’s generous open-plan space combined with the quieter Hay and Grain Barns for participant accommodation works beautifully — private, peaceful and practical.

Friends and celebrations

Three separate barns means everyone has their own space when they need it and a space to come together when they want to accommodating up to 14 across all three barns with everyone having their own bathroom.

Making the most of your group stay

Food and drink

For a really special group meal in, we always recommend Edfords Farm and Butchery — an organic smallholding about 4 miles away. Excellent meat and vegetables, available to order in advance with delivery to Mill Farm on Thursdays. Allen Butchers (tel: 01493733555) in Hemsby do fabulous local venison, outdoor reared pork and BBQ packs. The Tacons in Rollesby is the go-to for fresh local veg, dairy and Norfolk charcuterie. For fresh fish, Dabs n Crabs at Hirst’s Farm Shop in Ormesby is a real find.

Eating out as a group

The Ingham Swan is our top recommendation for a special group dinner — seasonal, local, beautifully presented. Book well in advance and arrange a taxi both ways. The Fleggburgh Kings Arms is excellent for fine dining with a good children’s menu and is dog-friendly in part of the restaurant. For Sunday lunch, The Boathouse in Ormesby does a quality carvery with good veggie options and a children’s playground.

Days out together

The Norfolk Broads are a short drive away — Martham Ferry Boat Hire has an electric boats for 2–12 people, dog-friendly and perfect for groups. Ross’s Wildlife Tours run early morning and evening wildlife trips until October. For families with children, Bewilderwood and Thrigby Wildlife Gardens are both within easy reach.

A note on how it works

Each barn is priced and booked separately, so groups can split the cost naturally. We’re on-site if you need us and invisible when you don’t. And because we know this part of Norfolk inside out, we’re always happy to help with restaurant recommendations, walk routes or anything else that makes the stay easier.
