The Grain Barn is a detached, upside-down barn: two bedrooms and two bathrooms downstairs, and a big open-plan kitchen, dining and living space upstairs under vaulted ceilings, with bi-fold doors onto a balcony looking west over the fields for the sunset. It suits families, two couples or friends, and up to three dogs, with an enclosed garden and walks straight from the door. Emma and Neil live next door, and Winterton beach and the village pub are a 10-minute walk away. Mill Farm holds a VisitEngland Gold Award for sustainable tourism.

Upstairs living space
The kitchen, dining and living space is upstairs, so you get the views all day: fields and big skies at the back, and across the village towards the coast from the kitchen. There’s a well-equipped kitchen with a range cooker, a dining area and breakfast bar, two large sofas, a Smart TV, a desk if you need to work, and bi-fold doors onto the balcony for morning coffee or sunset drinks.

Bedrooms and bathrooms
Two large double bedrooms downstairs, each with an en-suite bathroom with a bath and shower. The blue bedroom has a king-size bed, and the green bedroom can be set up as a super king or twins. An extra bed for a fifth guest is available on request.

Enclosed garden
A large, private, fully enclosed garden with a decking patio, seating and a BBQ, full of flowers in spring and summer. The barn isn’t on a main road: a public footpath runs past, with uninterrupted views over the fields, so you may see the odd walker go by. Beyond the garden you’re welcome to wander the wildflower meadow, help yourself from the kitchen garden in season and meet our hens.
Dog-friendly stays at the Grain Barn
We welcome up to 3 dogs. The garden is fully enclosed, and there’s a farm track and footpaths straight from the door for off-lead walks across the fields. Winterton beach is a 10-minute walk away, along the path Emma and Neil made to the village.

Families and young children
We have a cot, high chair, stair gates at the top and bottom of the stairs, bath mats, spare pushchairs, toys, books and board games, and the games barn (pool and table tennis) is a short walk across the yard. Children love collecting eggs from the hens.

Walks from the door
Walk across the fields, into Winterton village or down to the dunes and beach without getting in the car. Our free walking guide has routes from the door, including a loop to the dunes through farmland. The Norfolk Broads National Park is 15 minutes’ drive.

Questions about the Grain Barn
How many dogs can we bring?
Up to three. The garden is fully enclosed, and there are off-lead walks across the fields straight from the door.
Is the garden secure, and is the barn on a main road?
The garden is fully enclosed, and the barn isn’t on a main road. A public footpath runs past, with uninterrupted views over the fields, so dogs that react to people may spot the occasional walker.
Are the stairs OK for dogs?
The living space is upstairs, and some dogs find the stairs slippery, so small, older or nervous dogs may need a hand. If stairs are a worry, the Hay Barn is all on one floor.
Is the Grain Barn good for young children?
Yes. We have a cot, high chair, stair gates at the top and bottom of the stairs, toys and books, the garden is enclosed, and the games barn and hens keep everyone busy.
Is the Grain Barn suitable for guests with limited mobility?
The bedrooms and bathrooms are downstairs, but the kitchen and living space are upstairs and there’s no toilet upstairs. For step-free living, the Threshing Barn or the Hay Barn would suit you better. See our Accessible Holiday Cottages page.
Can we walk to the beach and see the seals?
Yes. Winterton beach is about a 10-minute walk. Grey seals pup on the beaches at Winterton and Horsey from November to January — please keep at least 100 metres away. Our Horsey Seals guide has the best viewing spots.

Can I charge my electric car?
Yes, there are two 7kW Zappi chargers on site, powered by renewable energy, for a small flat fee per stay: £25 for a short break or £40 for a week (hybrids £10 or £20). Are the barns near each other?
The Grain Barn is about 30 metres from the Hay Barn and the Threshing Barn, with its own private, enclosed garden, so it feels nicely separate. The games barn is shared. If you’re booking for family or friends, you can book more than one barn and still be a short walk apart.
