Located just off the coast road, this stylish one-bedroom barn is all on one floor. The contemporary living space, kitchen and dining area have everything you need for a comfortable, enjoyable stay. The bedroom is calm and relaxing with a new king-size bed. Underfloor heating adds to the sense of luxury. It’s a perfect getaway for a couple keen to explore the Norfolk Coast and Winterton-on-sea’s amazing sandy beaches.

Cottage Details
Our charming one-bedroom holiday cottage has all you need for a fabulous stay. Its living space has a comfortable sofa, table, dining chairs, internet-enabled TV and wood burner, and a well-equipped kitchen. The cosy bedroom has a king-size bed and room for a travel cot. The bathroom has a shower, WC and wash basin. The Hay Barn has an enclosed garden with BBQ and outdoor seating.
The Hay Barn is all on one floor with wide doorways, so it is suitable for guests with limited mobility. There is a small step up to the shower. Please see our accessibility page for more information. The Hay Barn backs onto the coast road there is some road noise.

Emma is a great host who made sure we had everything we needed. This was a really good value cosy, comfortable stay, and we both enjoyed our long weekend.

One thing to note is that the property faces a path used by guests from the other barns and the fence on this side isn't a solid panel like the others. This allowed our dogs to see out, which often set them off as they are reactive to seeing people and other dogs. I'd also recommend cutting dogs' nails beforehand as there are no rugs, so there's a lot of pitter-pattering on the floor! Additionally, the rooms are not very soundproof. With the kitchen and open-plan living area upstairs, we could hear if anyone went up the stairs, so that's something to note for light sleepers.
That being said, the setting is breathtaking, with stunning views over the fields and everything we needed for a short getaway.


The location is great for the beach and village amenities. A 10 minute walk and you are in the sand dunes.
Emma is a conscientious host always prompt to answer questions and help.
