Hay Barn

Our first time at Winterton. The Hay Barn was perfect as a base to explore by foot or by car. Winterton dunes and beaches were a delight, and a wonderful wild place to wander.
Emma is a great host who made sure we had everything we needed. This was a really good value cosy, comfortable stay, and we both enjoyed our long weekend.

Perfect for a relaxing break, great location, 15 mins to boat hire for the broads, Great Yarmouth and stunning beach a short walk away. The barn was spotless and very beautifully decorated, loved the welcome goodies from Emma was so thoughtful. Couldn’t fault a thing, easy to find, everything you need is there, highly recommend. We visited with our two children aged 24 and 17 and our dog, was great to spend time together visiting the area and then coming back for some card games, games room is good for a quick game of table tennis or pool. Nice private little garden area for dogs too. We used Martham boat hire for a day on the broads. Lots of nice spots to eat not too far by car.

Lovely stay at a beautiful barn. Our daughter loved feeding the chickens. The welcome treats were a nice surprise. Would thoroughly recommend a stay here.

All ratings throughout are 5 stars. Such a clear online instructions prior check-in with lots of local recommendations. So near to beach and the place is so homey and comfy. Appreciate the work Emma and the family had built this barn - one of the winners for ethical and responsible and sustainable tourism award. Emma is so friendly and responsive. We love our quick getaway weekend. We enjoyed it so much. Thank you Emma.

We loved our stay at Grain Barn! Such a peaceful place with beautiful views across the countryside. A modern spacious accommodation with everything you could possibly need at hand, comfortable beds & efficient heating for the colder evenings. We loved being able to head out with our dog off the lead right from the door for fabulous walks too! Emma was a first class host, supplying so much information that there was no need to trouble her throughout our stay, although I'm certain she would have responded quickly had this been necessary. We would definitely go back, home from home and better!

The check-in process was seamless with the lockbox, clear signage and thoughtful goodies awaiting our arrival. The games shed and board games were a lot of fun. We only visited the shed once and didn't encounter anyone else, but it's a great option for entertainment.

One thing to note is that the property faces a path used by guests from the other barns and the fence on this side isn't a solid panel like the others. This allowed our dogs to see out, which often set them off as they are reactive to seeing people and other dogs. I'd also recommend cutting dogs' nails beforehand as there are no rugs, so there's a lot of pitter-pattering on the floor! Additionally, the rooms are not very soundproof. With the kitchen and open-plan living area upstairs, we could hear if anyone went up the stairs, so that's something to note for light sleepers.

That being said, the setting is breathtaking, with stunning views over the fields and everything we needed for a short getaway.

We were extremely pleased and pleasantly surprised by the location and quality of the accommodation. The eco Hay barn finished with everything we needed, and the games room furnished with a hole host of games and facilities to keep us occupied. We were left to enjoy our stay taking advantage of the Norfolk Coastline, the local pubs and restaurants just a stones throw from the barn. We will definitely look to book another stay in the not-too-distant future. A big thank-you to Emma and family.

A lovely spacious and comfortable property in a great location.

We stayed in the Hay Barn for a week and it was a great find. Perfectly sized for the two of us and our elderly dog, it was a great base from which to explore the area. Neil and Emma were great communicators but never intrusive. The apple juice and ginger biscuits were a lovely welcoming gesture and didn't last long!

We had a memorable weekend at the barn. It is renovated to a very high standard and makes you feel you are somewhere special. The barn was spotlessly clean and we had the best welcome pack!
The location is great for the beach and village amenities. A 10 minute walk and you are in the sand dunes.
Emma is a conscientious host always prompt to answer questions and help.

From the moment we arrived, Emma and Neil were the most welcoming hosts—nothing was too much trouble, and their warm hospitality truly set the tone for a wonderful stay.Grain Barn itself is a beautiful, thoughtfully designed space with all the comforts you could wish for, and the attention to detail is clear throughout. Sadie was made to feel just as welcome, with plenty of walks straight from the door—perfect for exploring the picturesque surroundings. It’s not often you find such a perfect blend of luxury and pet-friendliness, and it made the holiday even more enjoyable.The village itself is especially charming, with a lovely tearoom, fish and chip shop, and a cosy pub.Another real highlight for us was the excellent food at the Kings Arms in Fleggburgh—definitely worth a visit for a great meal.Overall, if you’re looking for a peaceful getaway with fantastic hosts, a comfortable stay, and plenty of opportunities to get out and explore, Grain Barn at Mill Farm Eco Barns is the perfect choice. Just returned from our 5th visit to the area and this accommodation has been the best. The layout of Threshing Barn is fantastic, idea for larger groups. Ideally placed for the village, the beach and lovely country and coastal walks. If you are a runner it’s perfect too.Emma and Neil were perfect hosts.We are booking again!

Perfect base for our group trip to seal watch this winter.The barn is stunning, huge bedrooms, huge living space, but still very cosy.The welcome pack was a real treat with homemade items that we enjoyed throughout our stay.Beds very comfortable and large, showers powerful and warm.Everything we could have needed was already there for us, in the kitchen especially, as we love to cook and usually have to bring our own kitchen equipment to hires - not here!We thought that Mill Farm might be a little "further out" of the village for us, but actually is was perfect! A short walk in via safe footpaths - perfect!Walking routes from the barn were provided and I very much enjoyed trying them all.Would very much like to return next year!

The grain barn is exceptional! We couldn’t have hoped for a nicer place in which to batten down the hatches for what can only be described as a biblical storm. The weather was atrocious but we were so warm and cosy in this beautifully arranged, modern building. We felt right at home from the moment we stepped inside. And when the weather finally did calm down it was only a short stroll to the beach and the local seal colony. Emma and Neil were very accommodating and made sure we knew exactly how everything worked. The guide is really one of the best Airbnb guides we’ve seen. It was an absolute pleasure and we’d definitely book again.
