With high vaulted ceilings and a wood burner, the Hay Barn is a perfect Norfolk holiday cottage for 2. It is located within walking distance of the Norfolk Coast and Broads National Park.
Located just off the coast road, this stylish one-bedroom barn is all on one floor. The contemporary living space, kitchen and dining area have everything you need for a comfortable, enjoyable stay. The bedroom is calm and relaxing with a new king-size bed. Underfloor heating adds to the sense of luxury. It’s a perfect getaway for a couple keen to explore the Norfolk Coast and Winterton-on-sea’s amazing sandy beaches.
Cottage Details
Our charming one-bedroom holiday cottage has all you need for a fabulous stay. Its living space has a comfortable sofa, table, dining chairs, internet-enabled TV and wood burner, and a well-equipped kitchen. The cosy bedroom has a king-size bed and room for a travel cot. The bathroom has a shower, WC and wash basin. The Hay Barn has an enclosed garden with BBQ and outdoor seating.
The Hay Barn is all on one floor with wide doorways, so it is suitable for guests with limited mobility. There is a small step up to the shower. Please see our accessibility page for more information. The Hay Barn backs onto the coast road there is some road noise.

Holidays with Nature at their Heart
I have to say this is probably one of the best holidays I've ever been on. From the moment we booked, we got so much information through from Emma about the surrounding area, how to get there, the check in details, local walks, everything you could want and so much more!
When we arrived we were just blown away by the beautiful location, and the sheer size of the property. The beautiful gifts of the fresh farm eggs, their own pressed apple juice (which was delicious!) and a freshly made sticky toffee cake all helped to start things off on the right foot.
The property is stunning, huge rooms, clean bathrooms and everything just as you might want it.
We saw Emma and her husband several times during the stay, she was a lovely host, friendly and chatty and even gave me some spare strawberries that she'd just picked from the allotment and couldn't have done more for us.
Overall, worth every 1 of the 5 stars
Emma gave us a warm welcome on arrival, and the welcome treats were a lovely touch. Our 19-month-old and dog were both really well catered for – the stair gates, toys, and secure private garden made a huge difference and helped us all relax. There’s a balcony overlooking the fields which both our child and dog loved looking out from.
The fresh eggs from Emma’s chickens were a real highlight each morning. Every little detail was thoughtfully considered, making it a really enjoyable and comfortable stay. Emma has clearly put a lot of care into creating a fantastic experience for guests. We’d highly recommend staying here and would love to return in the future.
Emma is a great host who made sure we had everything we needed. This was a really good value cosy, comfortable stay, and we both enjoyed our long weekend.
