Grain Barn – Contemporary Norfolk Holiday Cottage with Dog-Friendly Garden

Emma's place the eco farm was amazing.and one of the best Airbnb we have ever stayed.Very clean and quiet location. The game barn was an extra gem. We played pool on the rainy night. We qalked to the beach to see the cute seals every day. It took us 15 minutes to the beach through the lovely village. our dogs loved the fields around the barns.

Sitting on the outskirts of Winterton on Sea with walks from the doorstep to countryside and beaches ,this was an ideal spot for our family get together including adults ,children and dogs .The barn gave us enough space for all of us and had plenty to keep small children and dogs entertained.Welcomed with a selection of 'goodies' to eat and drink the stay went without a hitch and though we had a storm including 'thunder snow' the accommodation was warm and cosy throughout, with the log burning fire a bonus.Many thanks for the obvious care taken by the owners to make our stay enjoyable.

Had an amazing 4 days at Hay Barn with my 2 dogs, was clean and warm and everything was welcoming and extremely dog friendly.Emma was fantastic at communicating and left a lovely welcome box with homemade apple juice and lemon biscuits, apple juice was very yummy, so much so I took 8 bottles home for friends, which all also said it was delicious!Will definitely book again, and looking forward too it!Thank you again for a lovely time Emma 😌Highly recommend!

Just home from a fantastic week here. We stayed in the Hay Barn which was perfect for us (couple and dog). Compact but had everything we needed, very comfortable and extremely cosy, and even nicer than the (very nice) pictures show. Location is great with a beautiful walk through farmland directly from the property, and beach down the road with grey seals in abundance, plus shops / pub / takeaways nearby. Emma and Neil were fantastic hosts and provided delicious welcome gifts for us, even very kindly posting an item to us that we’d managed to leave behind. Couldn’t recommend this place highly enough and would definitely stay here again if we get the chance to come back.

Just wonderful, Emma was super friendly and was so helpful when we had to change some of our plans last minute. Beautiful location, loved the extra touches of the cake and home made apple juice. Place was beautifully decorated, clean and welcoming. Can't wait to visit again.

A perfect stay in a fabulous, superbly equipped barn with everything I needed for myself and my Westie, walks straight from the door to the beach or across fields and to a lovely village with a good pub and coffee shop. Brilliant host, great communication and a very thoughtful welcome hamper.Had a wonderful week and will definitely book again, thank you for a great holiday

We have had the most gorgeous weekend in the Grain barn. Stunning surroundings, full kitchen, comfortable and full of little extras. The home made cupcakes and apple juice were yummy. We enjoyed reading through your story, very inspiring. We will be back for sure. Emma is a lovely host.

Emma was a great host, so thoughtful and kind to my sister who stayed this week. She left delicious homemade treats on arrival and couldn’t do more to help her and make her feel at home during her stay. Hay barn was clean and so peaceful. We will definitely be staying again! We have had a lovely break for 6 nights at Threshing Barn at Eco Barn in Winterton on sea. Our hosts both Emma & Neil weee really helpful and responsive to all our needs and very accommodating. Great location, central to lots of places some by car and some on foot. Would recommend to others if looking for a quiet spot with the family. My only one tiny better if would be if the cobwebs could be removed in the bedrooms - probably more of a concern for us as we aren’t used to living in the country 😀 we saw quite a few very big spiders 🕷️ perfect if you like them but not so good if they freak you out. Loved saying morning to the chickens on site, who were super cute and loved the option of the Games barn - great way to relax and unwind after a busy day. All in all a great place 👍

Great accommodation, ideal for 6 adults 3 young children and 2 old dogs.

I enjoyed a relaxing week in Hay Barn. It is small but perfectly formed and had everything I needed. The welcome treats were delicious and much appreciated. Emma and Neil were very friendly and helpful. Attentive without being intrusive. On hand when you need them but otherwise leave you to it. I was drawn to the site because of the ecological work they are doing and it is a lovely location. You can walk in various directions straight from the door. As an electric car driver it is a real bonus to have charging on site. As mentioned in the details, Hay Barn does back on to the road so there is some traffic noise but it wasn't an issue for me and I soon got used to it. I was out most of the time anyway. There is so much to do in the surrounding area. Highlights for me were a Wildlife Trust boat trip on Hickling Broad and a visit to the stunning East Ruston Old Vicarage Garden. Hay barn was great value and when next in Winterton I would definitely stay at Mill Farm Eco Barns again.

The perfect location for a family celebration. So glad we booked The Threshing Barn at Mill farm to celebrate our silver wedding with our grown up kids and their partners. The attention to detail that has been put into this beautiful development is simply astounding. From the home made hamper included to the thoughtful touches in every room is something else.Spacious rooms, and luxurious bedding make it feel like a five star resort. I cannot recommend Mill Farm enough.

An Award-Winning Gem: Unforgettable ECO-Barn Experience!It's no surprise this ECO-Barn has won so many awards – it's a special place! From the moment we arrived, Emma's amazing hospitality made us feel incredibly welcome. The EV charging was simple and lightning-fast, a huge convenience. The facillaites all excellent and well thought out. The nearby village was only a short walk and the beach were so close and easy to walk to. Dog friendly and spotlessly clean!What truly set this stay apart was the extraordinary wildlife. The garden and hedgerows were teeming with life unlike anything I've ever seen - We saw hundreds of butterflies, and it was a delight to watch pied wagtail fledglings with their parents. As night fell, the starscapes were breathtaking, and we spent hours mesmerized by bats flitting across the sky. These were truly unforgettable moments. Oh and we saw deer, hare and birds of prey every day!The walks to the nearby beach were simple and incredibly pleasant, adding to the charm of this fantastic eco-friendly retreat. We can't recommend it highly enough!I can't thank Emma enough for her kindness and care during our stay - I even left my phone behind (Friday when I left) and she sent it back special delivery so it was with me 9am (Saturday) < 24h amazing, folk so hard working. A great team including Wilbur the little dog!The big sky and grasslands reminded me of Texas.

We had a wonderful weekend in the Grain Barn- it was even lovelier than the photos. It has absolutely everything you need for a comfortable stay and plenty of thoughtful touches including a delicious welcome package. We loved the fact that the living area was upstairs so we could always enjoy the wonderful views - uninterrupted fields and sky. It’s full of light, just lovely. It’s a very peaceful spot with plenty of walks from the door. The local beach is an easy walk away and fabulous. Emma and Neil were so friendly and helpful. Perfect weekend escape and we’ve already recommended it to friends! Thank you.

Just back from an amazing stay at the Threshing Barn at the Mill Farm Eco Barns!
I have to say this is probably one of the best holidays I've ever been on. From the moment we booked, we got so much information through from Emma about the surrounding area, how to get there, the check in details, local walks, everything you could want and so much more!
When we arrived we were just blown away by the beautiful location, and the sheer size of the property. The beautiful gifts of the fresh farm eggs, their own pressed apple juice (which was delicious!) and a freshly made sticky toffee cake all helped to start things off on the right foot.
The property is stunning, huge rooms, clean bathrooms and everything just as you might want it.
We saw Emma and her husband several times during the stay, she was a lovely host, friendly and chatty and even gave me some spare strawberries that she'd just picked from the allotment and couldn't have done more for us.
Overall, worth every 1 of the 5 stars

We had a wonderful week staying in the Threshing barn. The barn is extremely well equipped, clean and huge bedrooms. Its very comfortable. Emma and Neil who live just next door, are very attentive hosts and we were welcomed with delicious home made cider and then a cake and some home made bread just before my birthday at the end of the week.The area is quiet and there are dog walking routes direct from the door, with a dog park just 5 minutes down the road. The village is just a ten minute walk away and we ate a few times at the local pub The Fisherman's return, a really great friendly pub with good food. A must is a visit to Horsey beach to see the seals, you can get up really close to them, it was a unique experience! Just along from Horsey beach is another great pub, The Nelson which we really liked too.At the accommodation there is also a really well equipped games barn which we used a couple of times, it was fun. There is also a vegetable garden where you could help yourself, a great idea.We took our three dogs with us, there is a handy utility room in the barn where you can have their beds and they slept in at night, and Emma and Neil were happy for us to leave them alone in the day which we did for short periods.Although a beautiful courtyard area, our dogs did miss toileting on grass so we did have to take them for multiple walks, not a criticism but something you may want to consider if booking.Suggestion, you have some really great land, we would have loved a small secure dog paddock to let the dogs off near the barn in the evenings.Thanks for having us!
