Accessibility details:
The Threshing Barn (which sleeps 8) offers accessible main living area, ground floor wet room, downstairs twin bedroom, and outdoor area are all wheelchair friendly. The wet room has grab bars for the toilet and shower, a shower chair and a toilet seat riser with a frame. The second downstairs bedroom can be a twin or super king and can be accessed with a mobile ramp.
Our other properties are not as accessible but may still be suitable for someone with limited mobility.
The Hay Barn (which sleeps 2) is on one level with wide doorways. There is a small step up to the shower.
The Grain Barn (which sleeps 4) may not be suitable for someone with mobility concerns, as all the living accommodation is upstairs.

Accessible parking, entrances and outdoor paths
We offer car parking for up to six vehicles, located directly opposite the Threshing Barn and Hay Barn.
A concrete path connects the parking area to the Threshing Barn, Hay Barn, and Games Barn, providing easier navigation for guests with limited mobility.
Both barns are equipped with low-level external lighting that is motion-activated, ensuring safe access during dawn and dusk hours.
Wheelchair-friendly features in the Threshing Barn
The Threshing Barn has its main living area all on one level and free from steps and stairs. It can be accessed by a permanent ramp from the outside. The ground floor surface in the barn’s main living area is conveniently located on a single level, with no internal steps or stairs. It can be accessed from outside via either a ramp or steps.
The ground floor features a stone surface in the main barn and breakfast room. On this level, there is one twin bedroom and a wet room equipped with a shower, WC, and basin. The WC and shower are fitted with grab bars for added support.
The twin bedroom has mattresses raised to a height of 65 cm for easier access. A second bedroom on the ground floor can be configured as either a twin or a double. Although this room is accessed by two steps, we can provide a ramp if needed to ensure full accessibility.
All doors are wide enough for wheelchairs. All other areas of the barn have either steps up or down and are therefore not suitable for a wheelchair.


Accessible outdoor spaces
The Threshing Barn’s bi-fold doors can be opened to access the outdoor courtyard garden. There is no change in level, so it is fully accessible by wheelchairs.
The concrete path also extends to the Games Barn, making it fully accessible too.

If you have any specific equipment needs, we recommend you talk to Broadland Mobility. They are based in Yarmouth, Norfolk and deliver to us.
Additional Information
- Mobile phone service is limited in the barns
- We operate a no-smoking policy throughout all parts of the barn
- Smoke alarms are fitted throughout the barn, as well as carbon monoxide alarms.

Public transport information
Due to our rural location, access by public transport is limited. The closest railway stations are Acle and Great Yarmouth. For those requiring a wheelchair-accessible taxi service, we recommend Cali Cabs in California, Great Yarmouth. They can be reached at 07971 501796.
If you’re traveling by bus, you can catch a bus from Great Yarmouth Marketplace that brings you closer to the farm. To encourage eco-friendly travel, we offer a 10% discount for guests arriving via public transport.

Accessible accommodation – FAQs
Can the twin bedrooms next to the wet room be a double?
No, they can be pushed together but they can’t be a double. However, the Farmland bedroom can be a double and is accessible via a mobile ramp if needed
Can we park between the Hay Barn and Threshing Barn?
Yes to unload but then we’d like you to move your car to the dedicated accessibility space.
Are the Hay barn and Threshing Barn close, as we’d like to bring our careers or our extended family?
Yes they are right next door and can be booked together to sleep up up to 10 people.
Can you remove all the furniture from the paddock bedroom as we would like to hire a profiling bed for our stay?
I am afraid we can only do this if the other downstairs bedroom is unoccupied as there is nowhere else for us to store the beds.
How high are the twin beds in the downstairs twin?
The mattresses are 65cm off the ground.
Can a wheelchair user use the footpath to Winterton village?
Probably not, though we have seen it done with assistance. You have to cross a road and the path is bumpy and muddy and there is a change in gradient.
Can you access the Games Barn in a wheelchair?
Yes – access is via the back bifold doors.
Are there any activities locally that are fully accessible?
Gorleston, Cromer, and Yarmouth sea fronts are more accessible than the coast at Winterton. Gorleston and Yarmouth have a beach wheelchair you can book for the day for free. Please note that dogs aren’t permitted on Gorleston beach, whereas they are allowed on parts of Yarmouth beach.
How Hill (my favourite place on the Broads) and Strumshaw fen are also good options that are wheelchair friendly.
